My 2 cents worth:
Air-cooled Vanagon is the way to go--if it has
the aux gas heater. Since this one came from
the south, it probably doesn't.
I have an '81 (7-passenger), 4-speed, with aux
gas heater that I bought new in 1/82, trading
in a '76 with no gas heater. The '81 is
a keeper. ;-)
I sometimes think of looking for a Westy since
my camping setup in mine is more primitive.
I'd go air-cooled, 4-speed, with gas heater only.
Keep looking until you find one of those. I
don't have an idea of how many air-cooled came
with the aux heater; probably just in the
northern states.
Remember October--April is the time to buy a
camper, just as May--September is the time to
sell! So keep looking.
